OKTO PSA

Comparison

Property management software in Quebec: the comparison

OKTO PSA brings together, in one piece of software, maintenance with work orders, vendor bills read for you, CRM and OKTO HR (hours, leave, payroll report), hosted in Quebec, in French, at a published price in Canadian dollars per user rather than per door. Its Property management type is available: leases, rent, TAL notices with the 2026 calculation and RL-31 slips as PDF.

Proprio Expert, ImmoAdmin, Hopem and MonParc advertise the electronic lease and the RL-31 slip; PlexManager, a TAL-format lease. The websites of Buildium, AppFolio, DoorLoop, TenantCloud and Landlord Studio mostly target the United States and mention neither French nor the TAL. The table puts all 13 side by side.

What OKTO PSA gives you on top

Everything below is available in OKTO PSA, in production, in one piece of software. Some modules and automations ship turned off: turn them on whenever you want, in settings.

Leases and rent in one place

Buildings, units, tenants, co-tenants and guarantors. The lease keeps its signatories and sections F and G, rent runs through recurring invoicing, and each tenant has a ledger with receipts and partial payments.

TAL notices on time

The notice calendar follows the lease length. The modification notice has the 2026 TAL calculation built in, replies are tracked and an alert goes out before the one-month deadline. Assignment and sublease: 15 days.

Unpaid rent followed up

Online card payment, Interac transfers matched to the tenant ledger. Email and text reminders, at no charge, shipped turned off: turn them on whenever you want. OKTO also prepares the evidence file for the TAL.

Tenant and owner portals

Tenants pay, see their receipts, send a request with photos or a voice message and reply online to the modification notice. Owners see the monthly figures and approve work on their own buildings.

Maintenance and vendors

A request becomes a work order signed on site, and the 24-hour entry notice goes out by itself when the visit falls in an occupied unit. Vendor bills are read by AI, and an expired vendor document warns you without blocking anything.

RL-31 slips and building report

RL-31 slips prepared in batch, one PDF per tenant. Taxes, insurance and bills charged to the building, an income and expense report in CSV and PDF for the TP-128 and T776, to be checked by your accountant.

Condominiums under Law 16

Fractions and shares, budget and contributions, contingency and self-insurance funds, maintenance log. The syndicate certificate is prepared within 15 days, the meeting notice 10 to 45 days ahead, and quorum is counted by shares.

Inspections with photos and a signed report

Move-in and move-out inspections room by room, on a phone, with photos. Move-out is compared with move-in to separate normal wear, and the report is signed with OKTO Sign. Key register and meter readings in the same place.

Units for rent, listings and visits

Occupancy rate and progress on each unit for rent. The listing has a public page where applicants book their visit, and the 24-hour entry notice is prepared when the unit is still occupied.

Who each one is built for

The right software depends mostly on portfolio size and working language.

A plex to a few buildings

MonParc targets owners with 1 to 10 units, with a free plan. The first plans of PlexManager and ImmoAdmin cover 1 to 10 units. Landlord Studio and TenantCloud target independent landlords, in English.

A manager in Quebec

Proprio Expert, ImmoAdmin, UpperBee and PlexManager also serve managers, in French, with plans that rise with the number of doors. Hopem targets large managers, by demo.

A large portfolio in English

Buildium, AppFolio, Yardi Breeze and DoorLoop are complete platforms in English; Yardi Breeze has a separate Canadian site. AppFolio requires 50 units minimum.

A condominium

UpperBee Condo, Hopem, Yardi Breeze, Buildium and AppFolio have an offer for condos or associations. OKTO PSA too: condominiums under Law 16 are available, with the syndicate certificate, the contingency fund and meetings, to turn on when you want.

A service business that also manages buildings

OKTO PSA brings together maintenance, vendors, invoicing, CRM and HR. The Property management type adds leases, rent and TAL rules.

Commercial space

Hopem (Commercial module), Yardi Breeze, Buildium and DoorLoop advertise commercial property management. In OKTO PSA, the commercial lease is handled in full, and the CRM tracks the leasing request through to signature.

What justifies the price difference

Everything is available and checked in the software in production. That is time saved every week.

One piece of software, nothing re-keyed

Leases, rent, requests, work orders, invoicing, purchasing, HR, CRM, signing, PDF and the portals share the same record.

Automations that work overnight

Custom rules, planned maintenance, recurring rent and invoices, payment reminders, 24-hour entry notices, hands off.

Money left on the table gets flagged

With OKTHAV, optional: overdue invoices, unbilled time and uninvoiced work orders show up in the notification bell.

An assistant that knows your data

OKTHAV answers with its sources, reads bills and receipts, and prepares the work without deciding for you. Optional.

Built for Quebec, secure

GST and QST, Law 25 tools, two-factor authentication, audit log and encrypted sensitive data, in a dedicated database hosted in Quebec.

Everyday extras

Voice dictation, Ctrl K search everywhere, dark mode in your colour, CSV, Excel and PDF exports, help on every screen, live updates.

Good to know before you choose

What is available has limits, and we would rather tell you than have you find out.

TAL lease on the official form

The residential lease is signed on the mandatory TAL form. OKTO prepares its data, gets the building rules, the notice to the new tenant and the payment authorization signed through OKTO Sign, and files the signed lease; it does not generate the form itself.

RL-31 slips as PDF

RL-31 slips are prepared in batch, one PDF per tenant. OKTO does not produce the XML file for Revenu Québec.

Interac entered by hand

Interac transfers are matched to the tenant ledger, but you enter them by hand: OKTO does not read your bank account. Online payment is by card.

Six questions before you choose

Ask them of every vendor, OKTO PSA included.

Are the TAL lease and notices ready?

The mandatory Quebec lease, the modification notice in the right window and the TAL calculation method. Ask to see the screen, not the home page.

Does the RL-31 come out in batch?

Every tenant on December 31 must receive an RL-31 slip by the last day of February. Also ask whether the XML file for Revenu Québec is produced.

Where is the data hosted?

Law 25 governs sending personal information outside Quebec. The hosting location is in the privacy policy.

How does the price grow?

Per unit, per user, with a monthly minimum or per-payment fees: run the numbers with your own portfolio.

What language does the team work in?

Interface, tenant emails, documents and support: check each piece.

Can you leave with your data?

Ask how to export your buildings, tenants, leases and payments the day you switch software, and in what format.

Sources and method

Every fact comes from the vendor’s official page, read on October 27, 2026. When a piece of information was not there, the cell says so instead of guessing. A price without a currency is reported as shown.
